Garage Door Panel Replacement

Years of slap shots have peppered the lower two sections with dents. Each one alone is small, but from the street the door looks tired, and the deepest dent near the centre has cracked the paint and shows bare steel.

In plain words

Not all sections are equal. The bottom section carries the brackets that anchor the lift cables, the seal that meets the floor, and most of the abuse from ice, salt and bumpers. The top section takes the pull of the opener arm and often carries a strut. The intermediate sections mostly carry hinges and rollers. Which position is damaged shapes the whole job: a bottom section means releasing spring tension before the brackets come off, a top section means dealing with the opener bracket and top fixtures, and a middle section is the most straightforward exchange. The technician plans the visit around that position.

The call
After an overnight freeze the door stuck to the slab, the opener strained, and something gave. The bottom section is bowed inward, one hinge has torn free of its screws, and the rubber seal along the bottom no longer sits flat.

How the visit goes

Illustrative garage doors scene — Alnwick/Haldimand
  1. Scene 1

Is a matching section still made?

Once the door is identified, the technician contacts the manufacturer or distributor to confirm that a section for that model, position and size can still be supplied, and in which colours. Door designs change over the years: embossing patterns, joint profiles and section heights get revised, and colours are retired. If the exact section is current, the order is straightforward. If the design has been discontinued, the conversation turns to the nearest current match and what the visual difference would be, or to replacing the door as a whole. The lead time for a made-to-order section is confirmed at the same time so you can plan.

  2. Scene 2

Opener limits, force and the reversal test

Only after the door runs correctly by hand is the opener reconnected. The technician runs the door through several cycles, resetting the open and close limits so the door seals at the floor without straining, and adjusting the force setting so the opener stops and reverses when it meets resistance. The photo-eyes are checked for alignment and the reversal is tested with a board laid flat under the door. Hinges and rollers on the new section get a light coat of lubricant, every fastener is given a final check, and the door is left closed with the joints tight and the seal sitting flat.

  3. Scene 3

The colour over the first season

A fresh factory finish beside weathered sections shows for a while, and you should expect that rather than be surprised by it. Sun and weather will change the new colour somewhat over a season or two, but weathering does not reliably bring it into line with older sections, and a visible mismatch can persist even with the same factory colour designation. If the contrast is more than you would like, the door can be repainted as a whole with an exterior paint suited to the finish, which also refreshes the older sections. Keep the colour name and code from the order; it makes a later touch-up or a second section far simpler to match.

What shapes the quoteRice Lake Garage Door Repair Co.

A make-safe visit while the section is on order
When the door has to be braced, disconnected or secured closed until the section arrives, that first visit is quoted as its own item, with the installation visit following once the part is in.
Spring work required
A bottom section means torsion springs are unwound and rewound, or, on an extension-spring door, the door is raised and secured so the springs relax and its hooks and cables are reset instead. A section changing the door's weight may call for a balance adjustment.
Special-order handling and freight
Made-to-order sections travel from the factory or distributor, and a long or glazed section needs careful handling in transit. Freight and order handling are shown as their own line rather than folded into labour.

Homeowners ask

My door is insulated. Does the new section need the same insulation?

It should. Insulated sections come in different thicknesses and core types, and the replacement needs to match yours so the joints line up, the hinges sit at the right depth and the weight stays consistent with the springs. Mixing an insulated section into an uninsulated door, or the reverse, generally means a step at the joint and a change in balance. The technician reads the thickness and core type from the door before ordering.

Why is the bottom section handled differently from the others?

The bottom section is where the lift cables attach, through the bottom brackets at each end, and those cables are under the full pull of the springs. Before the brackets come off, the springs have to be unwound or unhooked so the cables go slack. The bottom section also carries the seal retainer and astragal that meet the floor. After the new section is in, the springs are re-tensioned and the balance reset.

Can a section with windows be replaced, or windows added?

Yes on both counts, within what the manufacturer offers for your model. A damaged glazed section is ordered as a glazed section, with the frame style and glass type specified. Windows can also be introduced by ordering the replacement, usually the top section, in a glazed version. Bear in mind that a glazed section can weigh differently, so spring tension is checked, and that the window frame style should be chosen to suit the door's panel design.

2021 census: what it means at the door

Every square is one home in a hundred.

  • 48 in 100 homes · mixed ages
  • About 48% of homes in Alnwick/Haldimand were built in 1980 or earlier, according to the 2021 Census.Streets with a mix of older and newer homes tend to show a mix of door styles too, from flush wood panels to raised-panel steel and carriage designs. When a replacement is chosen, it can either match the house's period or the neighbouring doors, and we help weigh both.
  • Single-detached houses make up about 96% of homes in Alnwick/Haldimand (2021 Census).Detached houses commonly have attached two-car garages with a wide double door, which is a heavy door on a pair of torsion springs. Spring and cable work on these doors is done as a matched set so the door lifts level and the opener carries only its intended load.
